It’s St. Patrick’s Day with Spring just a few days away. While you’ve been twiddling your thumbs all winter waiting for the economy and home prices to thaw out of the deep freeze, homes have been selling. Now, check out my 7 reasons why Now is the time to list your home in Northwest Arkansas…
7. One word, three syllables…STIM-U-LUS
The stimulus package has begun it’s work. Across the country Americans have a sense that ‘we might get out of this yet’ and this has stimulated them to go on with their lives…ergo…buy the home they’ve been putting off buying for the past two years.
6. Two more words…TAX CREDIT
The new tax credit for home buyers of $8,000 makes it a great time to buy a home. If you want to get creative you could make an offer on a house contingent on getting your taxes back with the tax credit attached. This could be all or most of your down payment on a new home with no money out of your pocket. Yes, people are really doing this.
5. The Bottom of the real estate market for Northwest Arkansas
Buyers have been waiting and waiting on that one word to be said…Bottom. Everyone wants to time the market perfectly to get that killer deal. Unfortunately, ‘the bottom’ is different for different markets and different price ranges. While I believe we’ve reached the bottom for certain lower price ranges in Northwest Arkansas, I think that home currently listed over $350,000 probably still have a little further to fall. Either way…buyers are beginning to realize that ‘close to bottom’ is just about as good as ‘bottom’ so expect those buyers to get out and buy your house! It’s no big secret. Realtors make money by selling homes. Less homes sold means Realtors get hungry…literally. Realtors are offering more and more options for marketing your home through both traditional and online means. Plus, they want to sell your house now more than ever.
2. The Market is UP.
When the stock market rises everyone makes money. Today, people have more money than they had a few weeks ago. Hopefully, the bull market will continue and people will be able to throw their money on the bed and roll around in it. All kidding aside…upward trending markets bring out buyers for homes.
1. And the number one reason to list your home now? Springtime.
Spring makes everyone itch to do something. It makes home owners and home buyers want to make a move. Look around you. People are getting and doing more…spending money…looking at homes. Now is the time to list your house.
