If you are new on the web 2.0 bus you may be a little shell shocked. Today we’re going to navigate some of the popular social media sites and see how they will enhance the sale of your home. All of these sites can be used by people selling by owner but a tech-savvy real estate agent will already have the knowledge and connections to make great things happen with these social networking and web 2.0 sites.
YouTube can help expose your home for sale to millions of online viewers.
Internet users have watched hundreds of millions of hours of video on youtube and other sites in the past year. This is the fastest growing area of Internet use among all user categories. Real Estate agents and owners are figuring out that their home can be organically placed in search engines by posting on YouTube. Search engine placement equal hits, hits equal interest, interest equals sale. It’s simply a must in anyone’s comprehensive home marketing strategy.
Linkedin might just be the most powerful network building tool . . .ever.
If you aren’t on Linkedin, get on Linkedin. I will admit, I was skeptical about it’s usefulness at first. It just seemed like a bunch of corporate types sharing their contact information. It is really much more than that. I have around 40 direct connections on Linkedin. Through those 40 connections I am connected to over 110,000. That is the power I’m talking about (think 6 degrees of Kevin Bacon). This power can be harnessed to help you and your agent find a buyer for your home.
Activerain is a Realtor-only blogging network. But don’t be sad! You can view most of the content from activerain bloggers on Localism.com.
While every site/network/platform has it’s pluses and minuses, active-rain is a great resource for Realtors to sell their listings, get the most current market information, learn marketing and sales tips, and connect with great people across the country. As I said before, most of the content is posted in Localism.com and can be viewed by the general public without a password. So, want the inside scoop on all things real estate? These two sites are top notch and can give great insight in to the process of marketing and selling your home.
Twitter, what lots of people like to term ‘microblogging,” is a great way to expose your home for sale, if done properly.
The great thing about twitter is it’s easy. Use it on your desktop, your laptop, your phone or pda. It doesn’t matter. Tell people what you are doing, looking at, or thinking, and you will get followers as long as you are semi-interesting. Build a loyal following of 500 twitters and you can immediately tell 500 people about your fabulous day, a great new site or product you use, even a new home that comes on the market. Some of you may wonder why I haven’t mentioned facebook. The fact is, I don’t care for facebook. It’s time that could be better spent on some of the other sites I mentioned above. There are alot of alternatives to the sites I have listed above. The most important thing is to stick with your core and build your network. Branch out from time to time but use certain sites as a foundation and you will acheive your networking goals.
